Wow, this is huge and sturdy! Its made for real people with a twin on top with a queen on the bottom. This configuration is the "T" shape that is included in the hand sketch. Hardwood highlights with pine and fir structure. You're going to love the ease of setup (as I will come and personally set this up in your home) and the durability of the beds. This will be a sure-fire built in look in your room Overall footprint is 189" x 64", (built in look so + or - depending on exact measurements upon installation) similar to the one shown. The room has 15' -9" of length to work with. Set one on the left - Full XL over Queen Set two on the right - Full XL over Full XL Residential Steps between the two (NO drawers) Three drawers under each of the bottom bunks with heavy duty glides -18" deep or OPTIONAL trundle drawer (mattress not included) Nautical "X "Safety Rail on the top bunks (The picture on your website of Cindi's Adult bunk beds is perfect in style.) Painted white - I will get the correct paint color. Following are the dimensions of the room where we will be installing the bunks. Width - 15' 9-7/16" Left wall - length from window to back wall (queen bed here) - 8' 4" Right Wall - length from door to back wall (full beds here) - 5 '7-1/8" Ceiling height to soffit - 8' 6-3/4" Ceiling height - 9' 10-7/8" Nautical "X" safety rails included ($100 for both top bunks).
